1229 Francis Street – Townhome Infill Development

The Challenge


This townhome project involved developing a small infill parcel within an established neighborhood in the City of Longmont. The site had limited frontage and required efficient use of space for building footprints, alley-loaded garages, and utility access. The city’s stringent stormwater, utility, and grading requirements added complexity to the design on a constrained urban lot.



Civil Engineering Contributions


  • Grading and Drainage Design:Developed a grading plan that provided positive drainage away from units while meeting city requirements for slope and accessibility. Drainage patterns were designed to work with the alley-loaded layout and adjacent properties.

  • Stormwater Compliance:Created a site-specific stormwater strategy to manage runoff and meet City of Longmont water quality standards. Integrated inlets and underdrains were coordinated with site grading to provide effective collection and treatment within the compact development footprint.

  • Utility Infrastructure Coordination:Designed domestic water, sanitary sewer, and storm drain systems to serve all units efficiently. Utility alignments were carefully planned to avoid conflicts within tight corridors and to coordinate with existing city infrastructure in the street and alley.

  • Erosion Control Plan:Prepared a complete erosion control plan for initial, interim, and final phases to protect downstream systems and meet city construction standards throughout development.

  • City Coordination and Submittals:Worked directly with the City of Longmont through the civil construction document process, incorporating review comments and achieving approval across multiple departments.



The Outcome


  • Approved Civil Plans: Full grading, utility, drainage, and erosion control plans were approved and ready for construction.

  • Optimized Infill Site Design: The civil layout allowed the townhomes and alley-loaded garages to fit seamlessly into the existing neighborhood.
