The Challenge
This Take 5 location was part of a national rollout and required redevelopment of a small infill parcel along a high-visibility commercial corridor. The site had limited area for circulation, tight utility corridors, and needed to meet Arvada’s current drainage, grading, and zoning requirements. The design also had to accommodate quick-turn construction timelines and align with a standardized building footprint.
Civil Engineering Contributions
Site Layout and Grading: Designed a grading plan that provided smooth vehicular access and ADA-compliant pedestrian routes while working within the site’s existing elevations and curb cuts.
Utility Service Coordination: Prepared utility plans for water, sanitary sewer, and stormwater connections. Coordinated closely with local utility providers and city reviewers to locate and size services appropriately within the tight site constraints.
Stormwater Compliance: Developed on-site stormwater drainage solutions that complied with city standards. This included water quality treatment for new impervious surfaces and a plan that avoided impact to surrounding parcels.
Access and Circulation Design: Developed site access and internal circulation paths to support Take 5’s drive-through oil change model. Design accounted for queuing space, turning radii, and exit safety.
Agency Coordination and Permitting: Managed submittals and coordinated revisions with the City of Arvada’s planning, engineering, and utility departments to meet all permitting requirements on schedule.
